The Investigation: Expert Mold Inspection & Lab-Backed Mold Testing
There are a series of steps we must follow before we can write an accurate mold remediation plan for your home. The moment your mold inspector arrives, the investigation begins. He’ll start off with a brief interview about the history of your home. We ask specific, important questions that aid us in tracking down potential issues, including:
-
“Is there any history of previous water intrusion or plumbing leaks?”
-
“Have you noticed any musty odors or visible staining?”
-
“Are there any known past or present roof leaks, or issues with window and door seals?”
-
“Have you noticed water pooling outside your home near the foundation?”
-
“Do you run a dehumidifier in the basement, and do you know what percentage it is set at?”
-
“Has anyone in your home been experiencing new or worsening allergy symptoms?”
Following this brief interview, your inspector checks the exterior of the property for foundation cracks and gutter drainage issues. We then move inside to conduct a meticulous visual assessment of every level—from the attic to the crawlspace. This includes your basement, bathroom, kitchen, garage, closet, ceiling, and wall areas. Once this is complete, your inspector will take physical surface and airborne mold testing samples. While a hands-on visual inspection is vital, independent air testing results are what complete the puzzle.
Importantly, when we receive the lab tests back, we will discover whether your HVAC system has transported the mold contamination up to visually clean areas of your home.
Protocol Writing and Mold Remediation Services
Once the mold inspection and testing process is complete, our owner Robert Ky will personally meet with the assigned inspector. Together, they will review all the inspection and testing findings. This includes:
- The questions and answers during the homeowner interview.
- The visual findings of both the external and internal inspection of the home or office.
- Review the laboratory test results.
- Create a customized mold remediation plan for the client.
Once this plan has been developed and priced out, Mr. Ky will call you, explain the laboratory findings and what they mean. Then explain what the source of the mold problem is and how to fix it. Then he will carefully explain each important step required to effectively and permanently remove the mold from your home or business. At this time he will answer any questions you have before sending this all to you in writing so you and your family can have the time to make the best decision possible.
The Mold Removal Process, Clearance Testing, & Project Completion
The steps below show exactly how most mold removal projects are performed once a client decides to move forward with our company:
1. Deploy Commercial Air Scrubbers:
Set up commercial air scrubbing filtration systems based upon your customized mold remediation protocol. These heavy-duty machines are designed to continuously filter out airborne spores and actively prevent cross-contamination.
2. Establish Critical Containment:
Isolate the contaminated work area completely from the rest of the home using professional-grade 6-mil plastic barriers to lock down the zone and protect unaffected rooms.
3. Mold Removal for Property Contents:
Clean and decontaminate all affected contents using specialized cleaning agents.
4. Remove Contaminated Building Materials:
Carefully remove and safely dispose of contaminated, non-salvageable materials such as compromised drywall, insulation, flooring, and carpeting.
5. Perform Precision HEPA Vacuuming:
Execute a detailed, meticulous HEPA vacuuming of all newly exposed framing, wall cavities, subfloors, and ceiling surfaces.
6. Apply EPA-Registered Fungicide Treatments:
Thoroughly treat all contaminated surfaces using an EPA-registered fungicide designed to penetrate and eliminate spores at their source.
7. Execute Secondary HEPA Vacuuming:
Perform a complete secondary round of HEPA vacuuming across all previously contaminated surfaces to ensure zero remaining microscopic debris.
8. Reconstruct and Restore Your Home:
With the structural mold remediation complete, our re-construction teams install fresh insulation and brand-new sheetrock, followed by seamless taping, spackling, sanding, priming, and painting.
9. Conduct Clearance Mold Testing & Post-Project Walkthrough:
After running the air filtration machines for the designated duration to clean the indoor air, we conduct independent post-remediation clearance mold testing. Once the lab reports confirm the air quality is completely safe, we remove our equipment. We finish the project with a complete walkthrough alongside you to answer any final questions. This ensures you are 100% satisfied. Then we issue a formal Certificate of Completion—giving you permanent written proof of a safe home or commercial building for any future real estate transactions.
